## How Much Does Sandblasting Cost?

Across the UK, residential and light-commercial blast cleaning usually falls between **£45 and £120 per square metre**, all-in — media, labour, dust control and waste collection included. A single front elevation of a mid-terrace house is typically **£2,000-£4,500**, a full detached house sits around **£6,000-£14,000**, and large stone properties and barn conversions run from **£12,000 upward**.

These are real working ranges from jobs across Lancashire and Greater Manchester, not a national average pulled off a comparison site. The only way to pin a fixed number on your building is a five-minute site survey — substrate, access and the finish you want all move the price — but the figures below give you a sensible starting point before you call anyone.

## Sandblasting Cost Per m2

Per-square-metre pricing only means something when you know what the m2 covers. The table below shows typical all-in rates across the substrates we blast every week. The lower end assumes good access, a sound substrate and a single coating; the higher end reflects multiple paint layers, soft or listed substrates needing a fine media, scaffolding or MEWP access, and town-centre waste control.

Surface / job

Typical cost per m2

Notes

Hard brick & engineering brick

£45 – £70

Garnet or crushed glass; fast cutting on sound brick.

Yorkstone & hard sandstone

£60 – £90

Graded media, test patch first on weathered faces.

Soft / listed stone & sandstone

£80 – £120

Fine soda or vapour blast; slow, careful pass.

Structural & mild steel

£40 – £75

Rust and paint to a keyed Sa 2½ finish.

Cast iron & decorative metalwork

£55 – £95

Detail work, gates and railings priced per item.

Timber beams & doors

£60 – £110

Fine media at low pressure to protect the grain.

Concrete & warehouse floors

£30 – £55

Keying for coatings; large areas priced per m2.

Graffiti removal (soda)

£70 – £130

Soft media, water-soluble, low residue.

Figures are indicative ranges from completed jobs across Lancashire and Greater Manchester, reviewed August 2026. Prices exclude VAT and are confirmed by a free site survey.

## How Much to Sandblast a House

Whole-house pricing is where per-m2 rates come together with access and setup costs. A mid-terrace front elevation (around 40-50 m2 of wall) is the most common job we quote, and it usually lands between **£2,000 and £4,500**. A full detached house blasted on all elevations typically runs **£6,000-£14,000**.

House / property type

Typical whole-job cost

Mid-terrace, front elevation only

£2,000 – £4,500

Semi-detached, two elevations

£3,500 – £7,500

Detached house, all elevations

£6,000 – £14,000

Stone barn conversion

£12,000 – £25,000+

Listed / heritage facade

From £90 per m2, quoted on survey

The jump from terrace to detached isn't just more wall — it's scaffolding or a MEWP for upper floors, more media to contain and dispose of, and longer on site. Listed buildings add a method statement and conservation-officer sign-off, which is why they're quoted per m2 after a survey rather than a flat figure.

## What Pushes the Price Up or Down

### Substrate & method

Hard engineering brick and steel cut fast and cheaply; soft stone and listed facades need a fine media and a slow pass, which costs more per m2. See our stone, brick, timber and metalwork pages.

### Size & set-up economies

Larger jobs spread the setup cost — scaffolding, compressor hire, waste collection — over more square metres, so the per-m2 rate drops. A small elevation costs more per m2 than a full house.

### What's coming off

Bare weathering and light carbon are quick. Decades of paint, bitumen, thick industrial coatings or heavy rust all add passes and media, raising the rate.

### Access & location

Scaffold, MEWP access, tight town-centre pavements, parking restrictions and occupied premises all add logistics. Ground-level open blasting in a yard is the cheapest setup there is.

### Waste & dust control

Spent media must be sheeted, collected and disposed of. Wet (vapour) blasting suppresses dust on occupied sites but cuts slightly slower — a trade-off priced into the quote.

## Why a Site Survey Gets You a Fixed Quote

A five-minute look at the substrate tells us more than a fifty-minute phone call. We check porosity, condition, existing coatings and access, then quote the method that fits — not a guess. The survey and written quotation are free and no-obligation across Lancashire and Greater Manchester, and the figure we give is the figure you pay.

## Bundle Cleaning With Repointing for the Best Value

Cleaning keys the surface; repointing protects it. Doing both in one visit saves a scaffold strike and a second mobilisation. See our [pointing & lime pointing](/pointing-lime-pointing) service, and our [stone](/stone-blast-cleaning), [brick](/brick-blast-cleaning), [timber](/timber-blast-cleaning) and [metalwork](/metalwork-ironwork-blast-cleaning) pages.

Questions

## Frequently Asked Questions

### How much does sandblasting cost per m2 in the UK?

Most residential blast cleaning in the UK lands between £45 and £120 per m2, including media, labour and waste containment. Hard engineering brick and structural steel sit toward the lower end; soft stone, listed facades and timber sit toward the higher end because they need a finer media and a slower pass.

### How much does it cost to sandblast a whole house?

A typical mid-terrace front elevation (around 40-50 m2 of wall) is usually £2,000-£4,500. A full detached house on all elevations sits in the £6,000-£14,000 range. Barn conversions and large stone properties run from £12,000 upward depending on height, access and substrate.

### Is sandblasting cheaper than repointing or replacing?

Almost always. Cleaning back to sound original stone or brick is a fraction of the cost of replacing damaged units, and it keys the surface for fresh pointing. Many clients bundle cleaning with repointing in one visit.

### Why do quotes vary so much between contractors?

Because the method behind the number differs. A low quote often means open dry blasting with a hard media — fine on steel, destructive on soft brick. A higher quote usually reflects a matched media, dust suppression, scaffolding or MEWP access, and proper waste collection. We always survey before quoting so the method, not just the price, is on the table.

### Do you charge for the initial site visit?

No — the initial site survey and written quotation are free and no-obligation across Lancashire and Greater Manchester.
